Holy Name Housing has been a long-time client, and the Adams Park Revitalization transforms 3.5 acres of vacant land into a Planned Unit Development for senior cottages. The development includes the construction of a 5-plex, 4-plex, 3-plex, and three 2-plex senior living facilities, and the construction of 36th Court and the necessary infrastructure to support these houses. It also includes an Omaha Public Works (OPW) project to construct storm sewer and paving.
Civil highlights:
- The irregular, steep, and heavily treed site included multiple residential lots and unimproved rights-of-way. It had been rezoned to R5-Urban Family Residential District and R6-Low Density Multiple Family Residential District to become a catalyst for residential growth and neighborhood redevelopment.
- The final site layout worked with the slope and arranged the cottages around a cul-de-sac, with sidewalks and landscaped areas of conditioned soils. The cottages are wood-framed, slab-on-grade foundation.
- Retaining walls were constructed behind the 5-plex to help transition the grades and provide an accessible route to the FEMA rated storm shelter beneath. The 3, 4, and 5-plex units are fire sprinkled.
From a vacant, overgrown, dumping ground to new and affordable senior housing, Adams Park Senior Cottages is meeting the needs of a diverse neighborhood.
